Skylight Window Installation in Atlanta, GA

Certified VELUX Skylight Installation From Atlanta’s Family-Owned Roofer

Bring Natural Light Into Your Atlanta Home

Professional Skylight Window Installation Since 1984

A well-placed skylight window changes how a room feels. Natural daylight reduces the need for artificial lighting during the day, improves the look and feel of interior spaces, and in the case of venting models, helps move warm air out of the home during Georgia’s long summers. KTM Roofing has been installing skylight windows and roof windows across Atlanta, Alpharetta, Marietta, Sandy Springs, Decatur, and Peachtree Corners for more than 40 years, and we are a VELUX Certified Installer.

Skylight installation is not just a window job. It is a roofing job, because the long-term performance of a skylight depends on how the flashing, underlayment, and surrounding shingles are integrated with the unit. As a full-service roofing contractor with manufacturer certifications across the major roofing systems, KTM handles the entire installation from rough opening through finished flashing.

Our Skylight Window Installation Process

What Atlanta Homeowners Can Expect From a KTM Installation

Skylight installation is a one-day project for most homes, but the prep and planning matter as much as the install itself. Here is how we approach every project.

  • Stage 1: Site visit and placement consultation. A KTM project consultant visits the home to evaluate the proposed skylight location from both the roof and the interior. Roof slope, rafter spacing, interior ceiling type, and sun exposure all affect which skylight model is the right fit. You receive a written estimate with the recommended VELUX model and any framing or interior finishing scope.
  • Stage 2: Product selection. After you approve the estimate, we walk through VELUX options together. Fixed, manual venting, Solar Powered Fresh Air, and Sun Tunnel models each fit different needs. Blind and glazing options are confirmed at this stage.
  • Stage 3: Rough opening and framing. On installation day, we cut the rough opening in the roof deck and frame around the rafters as needed. Interior drywall work happens in coordination with the roof opening so the project moves efficiently.
  • Stage 4: Skylight installation and flashing. The VELUX unit is set into the opening and secured. The flashing kit (always installed per VELUX specifications to maintain the warranty) integrates the skylight with the surrounding shingles, slate, or tile. Underlayment and ice and water shield are extended around the unit to manage water runoff.
  • Stage 5: Interior finishing and walk-through. We finish the interior shaft drywall where included in scope, clean the work area, and walk the completed installation with you. Warranty paperwork is provided for both the VELUX product and KTM’s workmanship.

Signs Your Skylight Needs Replacement

When Repair Is Not Enough

Skylights last decades when properly installed, but they do reach end of life. These are the most common signs an older skylight should be replaced rather than patched.

A skylight that has leaked, even intermittently, almost always has flashing or seal damage that worsens over time. Replacing the flashing on a 20+ year old unit rarely addresses the underlying issue.

Moisture trapped between the panes of a double-glazed skylight means the seal has failed. The unit can no longer insulate properly and will continue to fog regardless of cleaning.

Older acrylic dome skylights crack and yellow over time as UV exposure breaks down the plastic. Modern glass-glazed VELUX units offer better insulation, clarity, and lifespan.

Failed weather seals let conditioned air escape and outdoor air in, driving up heating and cooling costs.

Even when no obvious problems are visible, skylights older than 20 years usually predate modern energy codes and water-management standards. Replacement with a current-generation unit pays back in efficiency and peace of mind.

VELUX Skylight Options We Install

The Right Skylight for Every Room and Roofline

VELUX makes several distinct skylight models, and choosing the right one starts with the space and how it will be used. A south-facing kitchen benefits from a different solution than a windowless interior closet. Our project consultants help homeowners weigh the options before installation begins. The VELUX gallery below walks through the full product lineup. Once you have a sense of what fits your home, KTM handles the rest.

Fixed skylights

The most cost-effective option for rooms that need daylight but not ventilation, like stairwells, hallways, and high-ceiling spaces.

Venting skylights

(manual or Solar Powered Fresh Air) open and close to exhaust hot air and moisture, making them a strong fit for kitchens and bathrooms.

Sun Tunnel skylights

channel daylight from the roof through a reflective tube to interior rooms that cannot accommodate a traditional skylight.

Skylight Window FAQ

Common Questions From Atlanta Homeowners

Cost depends on the model (fixed, venting, solar-powered, or Sun Tunnel), the size of the unit, the type of roof it is being installed in, and whether interior shaft framing and drywall work are included in scope. Solar Powered Fresh Air units cost more upfront but may qualify for federal solar tax credits (always confirm with a tax professional). KTM provides a written, itemized estimate after the site visit so you know exactly what is included.

Yes, when timing allows. Replacing aging skylights during a roof replacement saves on labor (the crew is already on the roof), eliminates the risk of damaging old skylights during the new roof install, and aligns your skylight and roof warranties from day one. If your skylights are more than 15 years old, we recommend including them in any full roof replacement project.

Properly installed skylights using the manufacturer’s specified flashing kit do not leak. The vast majority of skylight leaks we see on existing installations trace back to flashing that was not installed correctly, was reused from an older unit, or was substituted with a non-VELUX flashing kit. KTM always installs the VELUX-specified flashing kit for the specific roofing material being penetrated.

Modern VELUX skylights use Low-E coatings and argon-filled glazing that reflect solar heat while letting daylight through. Venting models add the benefit of exhausting hot air that naturally rises to the highest point in a room. For south- and west-facing installations, optional blinds (solar-powered or manual) give homeowners additional control over heat and glare.

Because KTM is a VELUX Certified Installer, every skylight we install comes with VELUX’s 10-year installation warranty covering defects in workmanship or materials related to installation. The skylight itself also carries VELUX’s product warranty, and KTM provides a separate written workmanship warranty on the broader project. You receive all warranty documentation after installation is complete.

Why Choose KTM Roofing for Skylight Installation

Trusted Skylight Installation From a Family-Owned Atlanta Roofer

Skylight installation looks like a window job, but it is fundamentally a roofing job. The flashing, underlayment, and integration with the surrounding roofing material determine whether the skylight performs for 25 years or starts leaking after the first heavy storm. KTM Roofing has been installing and maintaining roofing systems across the Atlanta metro area since 1984. We carry manufacturer certifications from VELUX, CertainTeed, GAF, Brava, DaVinci, EcoStar, Ludowici, and Carlisle SynTec Systems, which means we install skylights into asphalt, slate, tile, cedar shake, metal, and synthetic roofing with the same care we bring to a full roof installation.

Every skylight project includes a written workmanship warranty on the installation, the VELUX product warranty, and an honest assessment of whether a skylight is the right choice for your space before any work begins.
