Roof Replacement in Atlanta, GA

Full Roof Replacement Backed by a Written Workmanship Warranty

Atlanta’s Family-Owned Roof Replacement Specialists

Four Decades of Roof Installation Across the Greater Atlanta Area

When a roof has reached the end of its service life, no amount of patching will restore it. A full roof replacement is one of the largest investments most homeowners make, and the workmanship matters as much as the materials. KTM Roofing has been installing new roofs across Atlanta, Alpharetta, Marietta, Sandy Springs, Decatur, and Peachtree Corners since 1984. Our crews are factory-certified by CertainTeed, GAF, Brava, DaVinci, EcoStar, Ludowici, and Carlisle SynTec Systems, and we install everything from architectural asphalt to natural slate, clay tile, cedar shake, and composite alternatives.

Every full replacement we complete comes with a written, transferable certificate of workmanship warranty that spells out exactly what is covered. Manufacturer warranties on the materials are handled separately and processed on your behalf after installation.

Our Roof Replacement Process

What Atlanta Homeowners Can Expect From Start to Finish

A roof replacement is more involved than most homeowners realize. Crews are on site for several days, materials are delivered ahead of the start date, and a dumpster typically blocks part of the driveway. We walk every customer through the process before work begins so there are no surprises.

  • Step 1: Consultation and proposal. A KTM project consultant evaluates the existing roof, discusses material options, and reviews scope, timeline, and budget with you. You receive a written, itemized proposal based on the material type and scope you’ve selected.
  • Step 2: Color and final selections. After you accept the proposal, you finalize specific colors and any remaining options (ridge vents, ice and water shield extensions, upgraded underlayment, gutter guards, skylights). We then coordinate delivery of materials and the disposal container.
  • Step 3: Preparation. Before tear-off, we recommend covering valuables in the attic and moving vehicles out of the driveway. Your HVAC unit may need to be shut off during portions of the work. Our site supervisor introduces themselves on day one and stays accessible throughout the project.
  • Step 4: Tear-off and installation. Old roofing is removed down to the deck and inspected for damage. Any rotten or compromised decking is replaced before the new system goes on. Underlayment, flashing, ice and water shield, and the finished roofing material are installed in sequence according to manufacturer specifications.
  • Step 5: Cleanup and final walk-through. We clear debris, run magnets across the property for stray nails, and clean gutters. The site supervisor walks the completed project with you. The disposal container is removed within one to two days, and warranty paperwork is mailed to your billing address after final payment.

When a Roof Replacement Becomes Necessary

End-of-Life Signs Every Homeowner Should Watch For

Roof replacement is not always driven by a single dramatic event. More often, it is the cumulative effect of age, weather, and wear adding up to a roof that can no longer do its job. These are the signs we see most often when a repair is no longer the right answer.

Asphalt shingle roofs typically last 20 to 30 years, wood shake 30 to 40, tile and slate 50 or more. If your roof is approaching or beyond its expected service life, replacement planning should start before failure forces it.

When curling, cracking, or missing shingles affect multiple areas of the roof rather than a localized patch, the underlying material has reached the end of its useful service. Continuing to repair section by section costs more over time than replacing the system.

A roof line that visibly dips or feels soft when walked on points to structural damage from long-term water intrusion. This is a serious sign and almost always means the decking under the shingles needs replacement along with the roofing material.

A single leak can be repaired. Multiple leaks in different areas of the roof, or the same leak returning repeatedly after repair, usually indicate that the roofing system itself has failed.

Bald spots, dark patches where asphalt is exposed, and large amounts of granules in the gutters point to shingles that have aged past their useful life.

If light passes through the deck into the attic, water and pests are getting in too. This level of deterioration is almost never worth repairing piecemeal.

Roofing Materials We Install

Choosing the Right System for Your Home and Budget

Material selection has the biggest single impact on what a new roof costs and how long it lasts. KTM installs every major residential roofing type and helps homeowners weigh the trade-offs of each.

Asphalt Roof Installation

Asphalt shingles are the most popular roofing choice in Atlanta because they balance cost, durability, and aesthetic flexibility. We install architectural shingles from CertainTeed (including Landmark and Presidential TL) and GAF (including Timberline HDZ and Grand Sequoia). Modern architectural shingles offer wind ratings up to 130 mph, Class A fire resistance, and warranties stretching 30 years or longer. Color options range from traditional blacks and grays to wood-look blends.

Slate Roof Installation

Natural slate is one of the longest-lasting roofing materials available, with a service life of 75 to 100 years or more. KTM installs Buckingham slate from Virginia (used on the Arthur M. Blank Family Foundation building) and Vermont slate in a wide range of colors. Slate is fireproof, hail-resistant, and entirely waterproof, though it is heavier than other materials and may require structural evaluation. For homeowners who want the look without the weight, we also install synthetic slate from Brava, DaVinci, and EcoStar.

Tile Roof Installation

Clay and concrete tile roofs offer a distinctive Mediterranean or Spanish aesthetic with lifespans of 50 years or more. KTM is an authorized Ludowici installer and works with both interlocking S-tile profiles and traditional barrel tile. Tile is fire-resistant, energy-efficient (the airspace under the tile creates natural insulation), and recyclable. For homes where natural tile weight is a concern, we install Brava and Quarrix composite tile that delivers the same profile at a fraction of the load.

Wood Roof Installation

Cedar shake and wood shingle roofs have a character that no synthetic product fully replicates. KTM installs traditional cedar shake using materials sourced from quality mills, with options for fire-treated and water-repellent finishes. Properly installed and maintained, a cedar roof can last 30 to 40 years. For homeowners who want the wood-roof aesthetic with less maintenance, we install Brava, DaVinci, and EcoStar synthetic cedar shake that carries 50-year warranties.

Metal Roof Installation

Metal roofing offers a 40 to 70 year service life, Class A fire ratings, and energy efficiency benefits that traditional materials cannot match. KTM specializes in standing seam metal roofing, the concealed-fastener system used on high-end residential homes, commercial buildings, and historic projects throughout Atlanta. We also install metal shingles, metal tile profiles, and exposed-fastener systems for agricultural and light commercial applications. Many metal roofing products carry Energy Star ratings and may qualify for energy tax incentives.

What Affects Roof Replacement Cost

Six Factors That Shape Your Estimate

Every roof replacement estimate is built around the specific characteristics of the home. These are the factors that have the biggest impact on cost.

  • Roof size and complexity. Larger roofs require more materials and labor. Complex roofs with multiple valleys, dormers, and intersecting planes also take longer to install than simpler designs because each transition requires custom flashing and detail work.
  • Material choice. Architectural asphalt is the most affordable option per square foot. Natural slate, clay tile, and high-end composite materials cost considerably more upfront but have longer lifespans, which can make them competitive over the life of the roof.
  • Roof pitch. Steep roofs require additional safety equipment, slow installation pace, and add risk for the crew. The steeper the pitch, the higher the labor cost.
  • Tear-off and decking repair. Removing the existing roof and disposing of the old material is part of every replacement. If the underlying deck has rotted or warped sections, those need replacement before the new roof can be installed, which adds material and labor.
  • Accessibility. Tight lots, overhanging trees, and limited driveway access all slow down material delivery and disposal, which affects total project time.
  • Add-ons and upgrades. Ice and water shield, ridge vents, upgraded underlayment, new gutters, skylight replacement, and similar upgrades are often handled during a roof replacement because the roof is already exposed. Including them now is usually more cost-effective than adding them later.

Roof Replacement FAQ

Common Questions From Atlanta Homeowners

Replacement cost varies widely based on roof size, material, pitch, and any structural repairs needed. An asphalt shingle replacement on a standard single-family home is the most common scenario and the most affordable. Specialty materials like slate, tile, or synthetic composites cost more upfront but typically last two to three times longer. KTM provides a written, itemized estimate after evaluating your specific roof.

Insurance typically covers replacement when the roof has been damaged by a sudden, covered event like hail, windstorm, or fallen trees. Wear and tear from age is usually not covered. If a recent storm caused the damage, KTM can document the conditions with photos and inspection reports to support your claim, but coverage decisions rest with your insurance company.

Replacement is necessary when the roofing system can no longer perform its job. That usually means widespread shingle failure, persistent leaks in multiple areas, structural damage to the deck, or a roof that has simply exceeded its service life. We will tell you honestly when a repair will hold and when replacement is the better investment.

Most asphalt shingle replacements on a single-family home take two to four days. Larger homes, steep pitches, complex roof designs, or specialty materials like slate and tile can extend the timeline to a week or more. Weather can also affect scheduling. Your written proposal will include an expected timeline based on your specific project.

Yes, the vast majority of homeowners stay in their homes throughout the process. The work is noisy, especially during tear-off, and there is foot traffic on the roof for several days. We recommend protecting valuables in the attic with plastic sheeting (KTM can help with this) and parking vehicles outside the driveway during work hours. The home itself remains safe and habitable.
