What to expect from a roofing inspection?

What to expect from a roofing
inspection?

Roofing
inspection is a key part of the home buying process. It can also be very
important for homeowners with existing roofs. The inspection will provide you
with information about the quality and condition of your roof, as well as any
potential issues that may need to be addressed.
Here are some things to expect from a roofing inspection:

Unusual wear and tear

While conducting
roof inspection, the inspector will look for any unusual wear and tear. This
can include:

Slope issues

Slope is an
issue which needs to be taken care of by a professional expert as it cannot be
rectified easily at home. If you find that your roof has less than three inches
drop every 12 feet, then there may be slope problems.

Damage due to hailstorm

Hailstorm damage
is a common problem in many areas. It can leave your roof with dents, holes,
and ripples that will require professional attention to fix. In some cases, the
entire composition of felt or shingles may need replacement as well, which
might lead to higher costs for restoration work involved.

Damage caused by wind-blown debris

This can include
trees, branches, and other materials that have been propelled by the wind. They
may cause damage to your roof, which will need professional assistance in order
to be fixed.

Leaks

A roof inspector
will also inspect the roof for any roof damage caused by leaks. Leaks can cause
water to damage the ceiling and walls of your home. Sometimes, they can even
lead to mold growth which may cause health complications for you and your
family members.

Signs of mold

Mold can grow on
your roof if there is too much moisture trapped in the attic or due to poor
ventilation. This will require professional cleaning services that may lead to
higher costs for restoration work involved. It should be noted that not all
inspections include mold testing as it requires additional fees.

Problems that may have taken place during shingle installment

Inspector will
look if the shingles have been installed properly and whether they are missing
or broken. A few small cracks may not cause any problem, but a large number of
them can lead to leaks which might be difficult for you to find out on your
own.

Recommendation after inspection

The inspector
will generally provide you with a detailed report of all the issues that have
been found after an inspection. It may include both small and big problems that
need to be addressed as soon as possible. Some contractors might also suggest
roof repair or replacement depending on how severe your roofing problem is.

There are many
things to expect from a roofing inspection, including unusual wear and tear,
slope issues, damage due to hailstorms, leaks, and the presence of mold on your
roof. These are just some of the problems that an inspector will look for when
conducting a roofing inspection of your home. A professional inspector will be
able to give you the information that you need about your roof.
