What is a Plumbing Boot?
A plumbing boot is a prefabricated covering, usually of flexible material, used to seal around a penetration (ex. exhaust for bathroom toilet). It can be tough to see these from the ground. You’ll normally notice black rings on the roof around PVC tubes, typically above bathroom areas.
You may also hear the term “pipe boot” or “roof jack” used as alternate definitions.
Why it Matters
Plumbing boots wear over time. They bear full exposure to the elements. If you have an older roof, this can be a source for leaks. If you are replacing your roof, plumbing boots will be replaced. Of course if you are doing a roof repair, it doesn’t hurt during the inspection to ask if the plumbing boots are starting to fail. Key here is to not let them deteriorate and allow water to start coming into the attic.
